In 2025, the City of Piqua launched the Piqua Welcome Ways Program, an annual code enforcement program divided along the primary entrances into the city - CR-25A and US Route 36.  This program is in addition to the normal code enforcement efforts from the city.  Staff will still be working on complaints as they are received even if they are focusing on other quadrants at that time.

Through this program, staff will be looking more closely at code violations within each quadrant, as detailed in the map, and will be issuing written notices for property violations, and/or nuisances.  The property checks will focus on external nuisance and code violations as well as the review of any agreements or court ordered requirements that are documented for each property / development.

Code Enforcement Staff will visit properties within each quadrant during the time periods noted below, utilizing the International Property Maintenance Code and the City of Piqua Development Code.  Both of these codes can be found here.

What are they looking for?

The most common property violations and nuisance violations include:

  • Unsafe Sidewalks & Drives
  • Unsound Windows & Doors
  • Peeling Paint & Defective Exterior Surfaces
  • Visual Blight & trash (Personal property strewn outside or stored on porches)
  • Unsound Roofs, Missing Gutters
  • Unmaintained/Non-permitted Accessory Structures (Sheds, Garages, Pools, Fences, Carports)
  • Parking / Storing Vehicles on Grass or Dirt (Campers, Boats, Trailers, Vehicles, UTV's, etc.)
  • Unmaintained Vegetation (Grass & Weeds Over 8”, Hazardous Trees & Bushes)
  • Non-permitted Chickens
  • Unsafe/Unmaintained Sidewalks, Driveways, and Parking Lots
  • Unfinished, Unresolved, Past Property Maintenance Cases or City Agreements
  • Recent Things Built Without Permits (Pools, Fences, Garages, Sheds, Additional Parking)

When will they be in my area?

At this current time, it is anticipated that the following schedule will be utilized annually, subject to modification and overlap at the City’s discretion:

  • Quadrant #1: September – November
  • Quadrant #2: December – February
  • Quadrant #3: March - May
  • Quadrant #4: June – August

What happens if I am in violation?

If your property is in violation, you will receive a letter documenting:

  • The specific violation(s) and code reference
  • A reasonable time frame allowed to correct the issue or abate the nuisance.

Typical time frames include:

  • Tall grass / weed abatement: 3 days
  • Parking on grass or non-paved driveways: 7 days
  • Other property maintenance issues: 7-30 days

Should the property owner fail to abate and/or otherwise fix the violation within a reasonable amount of time or as otherwise agreed upon by the owner and the City of Piqua Code Enforcement staff, you could face fines, penalties, and potential criminal charges.
